One corridor, a 2.3x price spread. From ₹4,450/sqft in Kudasan to ₹10,200 inside GIFT City — each micro-market is a different instrument for a different buyer. Here's the honest map.

GIFT City proper — the district itself

The premium address and the only one with the IFSC at the doorstep. Two zones matter: SEZ (the financial core — commercial focus, where IFSC entities must hold space) and the DTA (domestic tariff area — where most new residential towers rise). At ~₹10,200/sqft you're paying more than double the corridor's entry markets — for metro-at-the-door, district utilities (cooling, underground services), universities in-district, and the deepest tenant pool. Appreciation has been the story (₹4,500 → ₹10,200 since 2020); yields run 3–5%. Watch: Phase 3 supply landing 2027–2030. Raysan — the balanced pick

Directly across the river from GIFT, ~10 minutes out. Established residential fabric, the corridor's school cluster nearby (BAPS Vidyamandir in Raysan itself), and a price band (₹4,500–6,800) that still lets a ₹1–1.5 Cr budget buy real space. This is where "work in GIFT, live 10 minutes away at half the ₹/sqft" pencils best — and why Raysan consistently tops "best area near GIFT" rankings. The trade: you're buying a locality in transition; streetscape quality varies block to block. Walk it before you book.

Randesan — the value axis

Between GIFT and Gandhinagar's center at ~₹4,650/sqft, appreciating +4.5% YoY on GIFT spillover. Slightly less established than Raysan, slightly better value trajectory. Good rental-play economics: entry prices low enough that GIFT-professional rents produce corridor-best gross yields. Fit: investors who want GIFT exposure without GIFT pricing, and buyers priced out of the district who still want a sub-15-minute run.

PDPU Road — the education belt

Named for Pandit Deendayal Energy University, with DA-IICT, NIFT and GNLU clustered around it — the corridor's academic spine. Demand here has a second engine besides GIFT: faculty, students, and the edu-adjacent workforce, which cushions rental vacancy. Rates track the Raysan band. Fit: buy-to-let investors who value tenant diversity, and families prioritizing school/university access over district glamour.

Kudasan — the established suburb

The most "finished" of the entry markets: mature retail, services, and housing stock at ~₹4,450/sqft with modest +2.2% appreciation. You trade upside for livability-today — the area already works, so the GIFT-spillover re-rating is partly priced in. Fit: end-users who want to move in now with zero pioneer risk, and conservative buyers who distrust "trajectory" stories.
