Call it India’s Schengen. It’s actually India’s Greater Bay Area.
One expressway, three economies: chips in Dholera, capital in GIFT City, commerce in Ahmedabad — a hundred-kilometre triangle quietly assembling into a single integrated economy. Here’s the map, the argument, and what it means if you’re deciding where your money (or your family) lands.
The Schengen instinct — and the upgrade
The Schengen framing captures something true: live anywhere in this triangle, work anywhere in it, and move capital, talent and goods across it without friction. But Schengen removed borders between countries. This triangle is doing something rarer — complementary specialization by design: three places deliberately built to do three different things, close enough to function as one economy.
The world has seen exactly one wildly successful version of that: the Pearl River Delta.
The mapping is almost embarrassing

Why this matters for property
- One housing market, three demand engines. A fab engineer, an IFSC banker and an Ahmedabad founder are all bidding on the same residential corridor — and its centre of gravity (GIFT–Shantigram–Raysan) is exactly where our area guide lives.
- Triangles compound. Single-engine towns rise and fall with their engine. The GBA’s lesson is that complementary engines smooth each other’s cycles — finance money builds when manufacturing pauses, and vice versa.
- The infrastructure is the confirmation. Governments write many visions; they pour concrete for few. Metro: running. Expressway: built. Fab: under construction. Airport: runway laid. This one crossed from PDF to pour.
